The
basic seasonal is $1,890 for standard sites, $1,990 for premium
(certain perimeter and around the pond) sites.
Seasonal campers
are very important to us and we are trying to expand our seasonal
base of campers. The first thing that we will do is provide you
with one of our $100 off show coupons which lets you sign up at
last year’s rate of $1,790 + taxes ($1,1,888.45)*
for standard sites, or $1,890 + taxes ($2,002.95) for premium
sites. To take advantage of this offer please read and sign the
enclosed "Seasonal Campsite Renewal Agreement" (blue)
and "Participation Agreement" (yellow). DO NOT
SIGN THESE DOCUMENTS IF YOU HAVE NOT READ THEM OR DO NOT UNDERSTAND
THEM. We must have a valid street address (not
a PO Box) and home phone number.
At the time
of signing, a 50% deposit ($944.23*, $895 + tax) for standard
sites, ($996.98*, $945.00 + tax) for premium sites is required,
with the remaining $944.235 ($996.98 for premium sites) balance
due being paid by June 1st. After June 1st, the new rate of $1,890
for standard sites and $1,990 for premium sites will apply. Cash
is not accepted; please use a check or money order. Seasonal rates
in the area vary from a base of $1,900 to around $2,500. It is
our philosophy to be at a slightly lower or the same price point
as other campgrounds in the area and let you come out the winner
because we offer more facilities & activities at our price
point than the competition. Our seasonal rental year is from April
1st to March 31st of the following year. There is no prorating
for April & May if you sign up prior to June 1st. *An administrative
charge is added for payments by credit card, $5 per $100 of payments.
We offer a
Yogi Bear™ Gold Card® program for seasonals.
The normal seasonal payment plan is 50% due at time of renewal;
on or before April 1st, with the balance due by June 1st. Those
who pay the total amount due, $1,890 ($1,990 for premium sites)
at the time of signing and before June 1st will receive a AYogi
Bear™ Gold Card®. This card will give you
10% off all regularly priced park purchases (store items, propane,
firewood, golf, pump-outs) except alcohol, tobacco products and
sale items. This card can only be used by site occupant and immediate
family. |

Camper Bill of Rights
- If you
are renting a park-managed site you will always have first option
to renew that site. The site will not be sold or rented out
from under you. You can count on being able to rent your site
for as long as you would like.
- Your unit
can be left on the site year-round. Because you can count on
renewing your site and leaving your unit on it, you can purchase
a larger, newer unit, even a park model and set it up without
having to purchase a lot.
- You will
always have an option to change sites, at no cost, once a year.
If you decide that you would like to change locations or another
site is vacated that you want, you may move to it. (If multiple
people want to do this it will be done by seniority).
- You will
be permitted to make improvements to your site the same as a
site owner. You may add a deck, shed, fencing, landscaping,
etc., subject to county zoning restrictions and Site Use &
Improvement Guidelines (details enclosed). You are responsible
for any increase in property taxes due to improvements, about
$16 per year, per $1,000 of improvements.

Last
year we again made many improvements to the park and we are planning more improvements
for this year. We will still feature live entertainment or family movies most weekends,
have a full-time activities staff and have many planned and supervised activities for
all ages.
